Darien's Storefronts Are Filling Up Before the Facelift Arrives

October 15, 2026

The lot at 2201 75th St. is mostly bare dirt now. TGI Fridays stood there until a few weeks ago. Today a sign on the site advertises the coffee chain that's coming, and on Monday, October 5, the city's top public works official, Dan Gombac, told the City Council why things have moved quickly. "Obviously, demolition just happened," he said, according to Patch. "Construction permits have been released."

That lot is the latest change on a list that has grown all year. Since January, a gym, a discount retailer and a Chicago chicken shop have opened in Darien. A billiards hall is being built, and a coffee-and-custard building has its permits. In 2025 the city announced a center-wide renovation for Chestnut Court that was supposed to start that fall. Tenants have been arriving one space at a time all year, and that renovation still has no confirmed start.

Five Addresses, About Ten Months

Here is the year in order, based on Patch reporting and the city's own minutes:

  1. January: Planet Fitness had opened at 7415 S. Cass Ave. by mid-January, in the former American Freight and Sears space northeast of 75th Street and Cass Avenue. A grand opening was planned for February.
  2. April 6: The City Council approved the special use for a billiards business at 7511 Lemont Road, the former XSport Fitness space in Chestnut Court.
  3. April 17: Mayor Marchese attended the ribbon cutting for Burlington at Chestnut Court.
  4. Late September: Mini Hut Chicken opened its second location at 7517 S. Cass Ave.
  5. Early October: TGI Fridays came down at 2201 75th St. to make way for Dutch Bros Coffee and Andy's Frozen Custard, with opening targeted for early 2027.

Most of these are swaps from one use to another. On Cass Avenue, a gym took over the former American Freight and Sears space, and Mini Hut moved into the space Charleys Cheesesteaks left. On Lemont Road, the old XSport gym is becoming a billiards hall. The TGI Fridays building on 75th Street is the only one that was torn down and is being rebuilt.

Cass Avenue Moved First

The two Cass Avenue arrivals didn't come out of any special district or redevelopment agreement. They were ordinary leases in existing strip centers.

Mini Hut Chicken may be the most interesting one. Patch reported that the original Mini Hut is on Archer Avenue in Chicago's Garfield Ridge neighborhood and opened in 1972. That makes Darien the second location in more than fifty years. It sits in the strip at 7517 S. Cass Ave. with Starbucks and Nothing Bundt Cakes, in the space Charleys Cheesesteaks left when it closed.

It came to Darien through one alderman's phone call. Alderman Eric Gustafson told the City Council in September how it happened, as Patch reported:

"I found out that they were going to look at putting up a second location. So I contacted the owner, had a nice long conversation with him and got him excited about coming to Darien."

Planet Fitness, a few doors north at 7415 S. Cass Ave., filled a big-box space that had been in limbo since at least the spring of 2025. That May, a developer told the city the gym was planned and the Plan Commission approved the zoning. By January 2026 it was open.

Chestnut Court Is the One With a Plan

Chestnut Court, southeast of 75th Street and Lemont Road, is where the city has put its most formal effort. In 2025 Darien made it the city's first tax increment financing district, or TIF. Behind that decision was a steep decline: Patch reported that the center's assessed value dropped from $6.2 million in 2019 to $4.3 million in 2024. In July 2025, Patch described the center as largely vacant.

City officials said the goal of the TIF was to revive a struggling center. Under the district, eligible expenses can include utilities, stormwater work, parking lots and building renovations. Construction of privately owned buildings isn't eligible. The October 2025 vote was 6 to 1, with Gustafson voting no. In Patch's coverage of the vote, a resident raised concerns that freezing the tax base would shift costs onto other taxpayers and that no new tenant was guaranteed. Alderman Joe Kenny answered that reimbursements would be paid only after a project succeeded, out of the new tax revenue it produced.

The center does have two named tenants to show for 2026. Burlington held its ribbon cutting in April. The other is 9 Sting Billiards, going into the former XSport space at 7511 Lemont Rd. According to Patch's summary of the business plan, 9 Sting would have 32 pool tables, six video game machines, a "high-end" darts area, a mezzanine for private parties and corporate events, and alcohol service. The business's own site now lists 32 seven-foot tables plus four nine-foot professional tables in an 18,000-square-foot venue.

The 9 Sting timeline has slipped. At the March 4 planning commission meeting, the petitioner said he was aiming to open August 15 and wanted to remodel the exterior. In late July, Patch stopped by and saw what looked like renovation underway. As of mid-October, the 9 Sting website still says "Coming fall 2026" and asks for inquiries ahead of opening. No public source we found confirms an opening date yet.

The center has also been doubling as an event venue. At the September 21 council meeting, an alderman announced a Fall Carnival at Chestnut Court for September 25 through 27.

The Renovation Is the Part Still on Paper

In August 2025, the city's update on key development projects laid out what Chestnut Court would get: updated façades, storefronts and walkways, plus new landscaping and lighting. It said work would start "sometime in the fall of 2025." In October 2025, the mayor wrote that a final development agreement with the property owner was still to come.

The 2026 council and commission records we reviewed don't confirm that the center-wide work has started. They also don't show an approved redevelopment agreement. At the April 6 meeting, the record shows only that 9 Sting's owner had asked about an economic incentive. When Patch checked in July, the city said it hadn't received a formal subsidy request.

Recruiting has continued. In March 2026, city planning staff reported weekly meetings with restaurant prospects for Chestnut Court but didn't name any of them. So far, this year's progress at the center has come from tenants moving in. New façades and walkways haven't appeared yet.

The Old TGI Fridays Lot Comes Next

The 2201 75th St. site at Darien Towne Centre has been vacant for a long time. In August 2025, the city said the former TGI Fridays building was empty and being marketed to tenants. About fourteen months later, the old building is gone and permits have been released. Dutch Bros Coffee and Andy's Frozen Custard will share the new building, and the city expects both to open by early 2027.

That fits the pattern of the year. Like Mini Hut and Planet Fitness, the project got moving without waiting on a district-wide plan. Each of them took one empty space, either reused it or replaced the building, and opened or got close. For residents, it means the 75th Street corridor will look different by next spring even if Chestnut Court's walkways and lighting haven't changed.

On the Calendar While the Work Continues

The Darien Park District's fall 2026 special events listing has these dates coming up:

  • Friday, October 23: Trunk or Treat
  • Thursday, October 29: Halloween for Ghouls & Goblins
  • Saturday, November 14: "A Dicken's of a Holiday" Craft Show
  • Friday, December 4: Holiday Luncheon
  • Friday, December 11: Winter Wonderland

Two dates on the business side are still open: the day 9 Sting finally opens its doors on Lemont Road, and the early-2027 opening for coffee and custard at 2201 75th St.

At Wenzel Select Properties, we follow what goes into Darien's commercial spaces because it shapes the blocks around them, from nearby destinations to what a neighbor's buyer sees on the drive in.
