Woodridge Real Estate in 2026: More Than Just a Great Location

Home Seller Information Melissa Mathis October 5, 2026

There’s a reason Woodridge has remained on the radar of suburban Chicago homebuyers for decades.

It’s the location, of course. You’re close to I-355, I-55, Route 53, Naperville, Downers Grove and Bolingbrook. But Woodridge is more than a convenient place to live. It has established neighborhoods, newer developments, shopping, restaurants, parks, trails and a mix of homes that gives buyers plenty of options.

And right now, the Woodridge real estate market is giving us an interesting mix of opportunity and competition.

So, What Is Happening With Home Prices?

The latest numbers show that Woodridge home values continue to trend upward.

Redfin reports a median sale price of approximately $454,000 for the three months ending August 2026, up 10.7% from the same period last year. Homes were taking about 48 days to sell, and the average home was selling very close to its asking price.

Zillow's August data puts the typical Woodridge home value at approximately $414,564, up 3.3% over the previous year, with homes going pending in about 10 days.

Those numbers don't line up perfectly, and that's actually an important reminder: there isn't one number that tells you what every Woodridge home is worth.

A 1,300-square-foot ranch isn't competing with a 2,500-square-foot newer home. A townhome isn't competing with a four-bedroom house. And a beautifully renovated home isn't playing the same game as one that needs some work.

The details matter.

Buyers Have Choices

One of the things that makes Woodridge interesting is the variety.

You can find condos and townhomes, established single-family neighborhoods, larger homes, newer construction and properties at several different price points.

Recent sales illustrate just how broad that range can be. In September alone, Woodridge homes have sold from condos in the $150,000 range to larger single-family homes selling for $600,000 and more.

That means buyers aren't necessarily asking, "Can I afford Woodridge?"

They're asking, "Which part of Woodridge and which type of home makes the most sense for me?"

And that's a much more interesting question.

Woodridge Is Still Growing

The housing market is only part of the story.

Woodridge is also looking ahead. The Village's Woodridge Growing Forward Comprehensive Plan focuses on economic development, housing diversity, connectivity and several key areas where future development could shape the community.

Seven Bridges is a good example of how Woodridge has evolved. What began as a major mixed-use development has continued to change, with residential development adding even more activity around the commercial center. Village planning documents have identified the Seven Bridges and Rivers Edge areas as important opportunities for continued commercial and residential growth.

That's significant for real estate because buyers aren't only looking at the house they're purchasing. They're looking at what surrounds it today and what the community could look like years from now.

The "Woodridge Lifestyle" Is Part of the Value

Ask someone why they want to live in Woodridge and you'll probably hear some combination of location, convenience and community.

But there's another piece that doesn't show up neatly on a market report.

Woodridge has an established suburban feel while still being close to major shopping, restaurants, employment centers and transportation routes. For buyers who want more space than they might find closer to Chicago without giving up easy access to the surrounding suburbs, Woodridge can make a lot of sense.

That's part of what makes the community appealing to first-time buyers, move-up buyers and people looking to stay in the western suburbs but need a different type of home.

What Does This Mean for Sellers?

The current market gives sellers plenty to be encouraged about, but it doesn't mean every home will automatically sell quickly or above asking.

Redfin reports that about 40% of Woodridge homes sold above list price during the latest three-month period, while Zillow reported that 51.4% of sales were above list price in July.

The message isn't "Put any price on your house and someone will buy it."

It's actually the opposite.

When buyers have choices, the homes that stand out tend to get the attention.

That means pricing correctly from the beginning, preparing the home for the market and creating marketing that shows buyers why the property is worth their attention.

And That's Where Things Get Interesting

At Wenzel Select Properties, we don't think a real estate market can be summed up by saying, "Prices are up."

We want to know why a particular home is selling, who is buying it, what buyers are comparing it to and what makes one property stand out from another.

Because the Woodridge market isn't one market.

It's neighborhoods. It's townhomes versus ranches. It's updated homes versus projects. It's first-time buyers versus people looking for more space. It's established neighborhoods alongside new development.

And that is what makes Woodridge so interesting right now.

The market is moving. The community is evolving. And for buyers and sellers, the details matter more than ever.

If you're wondering what your Woodridge home could realistically sell for, or you're thinking about making a move and want to understand what your money can buy, we'd be happy to help you look at the market from a local perspective.

Because real estate is about more than a number.

It's about knowing what that number actually means.

Market statistics referenced above are based on available 2026 housing data and can change as new sales are recorded.
