Westmont Real Estate in 2026: The Little Village That’s Getting a Big Refresh

Home Seller Information Melissa Mathis October 2, 2026

If you’ve lived in Westmont for a while, you know there’s something a little different about this town. It feels established without feeling stuck. You can have a 1950s ranch on a quiet, tree-lined street, walk downtown for dinner, hop on the Metra and be in Chicago, and then turn around and see new development changing the look of the community.

That combination is a big part of what makes Westmont real estate so interesting right now.

So, What Is the Market Doing?

As of September 2026, Realtor.com reports about 60 active homes for sale in Westmont, with a median listing price of approximately $444,450 and a median of 29 days on the market. Redfin's most recent data shows a median sale price around $419,000, with homes selling in about 37 days and an average sale-to-list price of 101.4%. More than half of homes sold above asking price during that period. Zillow also reported that the typical Westmont home value was approximately $412,861 in August, up 4.1% from the previous year.

So what does all of that actually mean? Buyers are still buying, and the right homes can still move quickly. But that "right home" part is important.

Westmont Isn't Just One Market

A completely renovated ranch near downtown isn't competing for the same buyer as a larger home farther west. A townhome isn't necessarily competing with a 1960s split-level. And a home that needs significant updating isn't going to attract the same buyer as one where you can move in and start unpacking.

That's why citywide statistics only tell part of the story. When we're pricing a Westmont home, we're looking at the neighborhood, style, condition, updates, lot, garage, basement, competition and, perhaps most importantly, what buyers can get for the same amount of money somewhere else.

Downtown Westmont Is Changing

Here's where things get especially interesting. Westmont is actively planning for the future of its downtown. In July 2026, the Village Board approved downtown zoning changes designed to encourage additional residential, commercial and mixed-use development.

The Village is also pursuing redevelopment of approximately two acres near Cass Avenue and Quincy Street, directly east of the Metra station, with a vision for pedestrian-friendly mixed-use development featuring apartments and ground-floor retail.

Why does that matter to homeowners? Because people don't just buy four walls. They buy the community around those four walls. Restaurants, shopping, public transportation, walkability and community events all contribute to the experience of living in a town. And Westmont has something that isn't easily duplicated: location.

Buyers Have More Choices

Today's Westmont buyers aren't just comparing one house to another. They're comparing an older home that's been beautifully renovated with new construction, townhomes, other suburbs and even the option of renovating a home themselves.

That means sellers need to give buyers a reason to choose their house.

And that reason isn't always a brand-new kitchen. Maybe it's the mature trees, oversized backyard, finished basement, proximity to the train, quiet street or the fact that the home has already been updated from top to bottom.

Every house has a story. The trick is figuring out what makes that story worth buying.

What We're Watching

For buyers, we're watching inventory, interest rates and how quickly well-priced homes are moving. For sellers, we're watching competition and how individual properties are positioned.

The current numbers show that Westmont buyers are still willing to pay above asking for the right property. That doesn't mean every home will sell over asking. It means pricing and positioning matter.

A lot.

The Bottom Line

Westmont isn't a market where you can look at one number and decide what your house is worth. The neighborhood matters. The updates matter. The lot matters. The price matters. And increasingly, the community around the house matters too.

Westmont is changing, but it's not losing what makes it Westmont. Established neighborhoods are still here, new development is bringing energy downtown, and buyers are still looking for homes in this community.

That's the part of real estate we find most interesting.

Not just "What is your house worth?"

But "Why would someone choose your house?"

That's the question we like to answer at Wenzel Select Properties. Because in Westmont, there is a lot more happening than what's showing up on a Zestimate.
