Home Seller Information Melissa Mathis October 1, 2026
If you’ve been watching the real estate headlines lately, you’ve probably noticed something: the housing market isn’t as simple as “it’s a seller’s market” or “buyers are finally in control.”
And that’s especially true in Plainfield.
There are still buyers looking. There are still homes selling. There are still properties receiving multiple offers. But buyers have more choices than they did during the peak frenzy, and that is changing the way homes need to be priced and marketed.
At Wenzel Select Properties, we think the more interesting story is what’s happening between the numbers.
Plainfield continues to grow, and the community itself is changing along with it. The Village’s 2025 annual report noted 342 residential building permits, with new housing activity along Township Line Road and near the Vandalia Trail. Communities such as Hobbs Station and Bo-Mar are bringing a mix of single-family homes, townhomes, attached villas, retirement living and apartments to the area.
That matters to the resale market.
A buyer considering Plainfield today may be comparing a 20-year-old resale home with a brand-new construction home down the road. They may be looking at a townhome, a ranch, a larger two-story home or even an apartment. So sellers aren't just competing with the house down the street anymore. They're competing with the buyer's entire list of options.
As of September 2026, Realtor.com reports a median listing price of about $460,000 for Plainfield, with homes spending a median of 31 days on the market. Active listings were up 12.8% from a year earlier.
Another interesting piece of the puzzle comes from Zillow: Plainfield's typical home value was approximately $429,313 as of August 2026, up 1.7% over the previous year. Zillow also reported that about 40% of sales were closing above list price in July. In other words, buyers have more options, but desirable homes can still move quickly. That's an important distinction. The market hasn't simply gone from “crazy” to “slow.” Instead, buyers are becoming more selective.
This is probably one of the biggest changes we're seeing.
A home can still generate multiple offers, but buyers are paying attention to condition, updates, location and price.
Two homes can have the same number of bedrooms and bathrooms and sell for very different amounts because one feels move-in ready and the other feels like a project.
That's why we spend so much time looking beyond the basic statistics when preparing a home for sale.
What has been updated? What hasn't?
How does it compare with the homes currently competing for the same buyer? What will a buyer notice the first 30 seconds they walk through the door?
And perhaps most importantly: Does the asking price make someone want to see it, or does it make them want to keep scrolling?
Plainfield continues to have an active new-construction market, particularly in areas such as 60585. Current listings include new homes and communities offering modern floor plans, new finishes and amenities that can appeal to today's buyers.
That doesn't mean resale homes can't compete.
It means they need to compete differently.
A resale home might have something new construction can't offer: mature landscaping, established neighborhoods, larger lots, finished basements, custom improvements, proximity to downtown or a home that simply has a personality you don't get from a model.
That's where good marketing matters.
Instead of trying to make every home sound like every other home, we want to figure out what makes that particular home worth choosing.
Plainfield's appeal isn't only about square footage and countertops.
The historic downtown continues to be a major part of the community's identity, and the Village's current planning priorities include opportunities for newer housing in the historic downtown area, along with continued commercial growth and redevelopment along major corridors.
That's important because people aren't just buying houses. They're buying a lifestyle.
Being able to walk downtown for coffee, dinner, shopping or an evening out is part of what makes certain Plainfield neighborhoods attractive. And if you've spent any time downtown, you know that the local businesses are part of the experience too. Places like Krema Coffee House, Station One Smokehouse and Wine and Cheese Company are part of what gives the area its local feel. That lifestyle is part of the real estate story.
For buyers: Don't assume you have to rush into the first house you see. There are more choices, and understanding how a home is priced compared with its competition can make a big difference.
For sellers: Don't confuse a strong market with an automatic sale. Pricing still matters. Presentation still matters. Marketing still matters. And the first few weeks on the market can be extremely important.
For both: Look beyond the headline.
“Plainfield home prices are up.” “Inventory is increasing.” “Buyers have more choices.”
All of those statements can be true at the same time.
The real question is: What is happening with the type of home you're actually buying or selling? A $400,000 ranch in one part of Plainfield can have a completely different market than a $700,000 newer home in another part of town. That's why we don't believe in giving every Plainfield homeowner the same generic market update.
It's a collection of neighborhoods, price points, property types and individual homes. And that's what makes it interesting. At Wenzel Select Properties, we love digging into those details. Whether you're thinking about making a move now or just wondering what your home might be worth, we're always happy to talk real estate without the sales pitch.
The market may change. The question is how it affects you.
